Foundations settle for a number of reasons, such as poor compact cut and fill operations, poor construction techniques, too little or too much moisture content in the soil or imporoperly sized footing.
Simply put, settlement occurs because the soil cannot support the weight of the home. Obviously we cannot remove and replace all of the soil, so we need to transfer weight to deep supporting soils which are unaffected by seasonal weather patterns.
